Senior Accounting Officer (Accounts Receivable)

Responsibilities:

  • Specializing in Accounts Receivable (AR) with a focus on property management/real estate.
  • Responsible for managing tenant billing, rent collections, reconciliations, and ensuring accurate financial records related to property income.

Accounts Receivable Management

  • Prepare and issue invoices, statements, and rent bills to tenants/property owners accurately and timely.
  • Assist property asset management team to monitor and follow up on overdue accounts.
  • Record and reconcile rental receipts, deposits, and other property-related income.
  • Maintain accurate AR aging reports and provide updates to management.

Tenant & Lease Accounting

  • Verify lease agreements and ensure billing aligns with contract terms.
  • Handle tenant queries related to billing discrepancies and resolve issues promptly.
  • Coordinate with property asset management team to update tenant records, lease changes, and move-in/move-out adjustments. 

Reconciliation & Reporting

  • Reconcile AR sub-ledger to the general ledger and investigate discrepancies.
  • Assist in month-end and year-end closing processes related to property revenue.

Compliance & Process Improvement

  • Ensure compliance with accounting standards and internal controls.
  • Identify opportunities to streamline AR processes and improve cash flow efficiency.

Requirements:

  • Associate Degree in Accounting with LCCI Higher/AAT or above. Student member of professional qualification preferrable
  • Minimum 3 years’ relevant working experience in AR preferrable in property management, real estate, or related industries
  • Responsible, self-motivated, well-organized, detail-minded and hardworking
  • Good problem-solving skills and communication skills
  • Good team player with a pleasant personality and positive attitude
  • Attention to detail with excellent data-entry skills and able to meet tight deadlines
  • Eager to learn new things and new skills
  • Proficient in MS Office applications particularly with Excel, Word and Chinese word processing
  • Good knowledge of various accounting software, e.g. FLEX Accounting and FION, SUN, SAP, Oracle, or other ERP experience is preferable
  • Good command of written and spoken English and Chinese

Accounting Officer (Accounts Payable) (1-Year Contract)

Responsibilities:

  • Specializing in Accounts Payable (AP) with a focus on property management/real estate.
  • Responsible for processing payments, maintaining vendor records, reconciliations, and ensuring accurate financial records related to payments.
  • Assist in implementing a new AP automation module and redesigning workflows for maximum efficiency, accuracy, and control.

Accounts Payable Processing

  • Process invoices accurately and efficiently, ensuring proper coding to general ledger accounts, departments, and cost centers.
  • Check invoices with supplier database, payment amount and proper approval in accordance with company policies.
  • Prepare and process weekly, bi-weekly, or monthly payment runs via cheque, ACH, wire transfer, and other electronic methods.

Vendor Management

  • Set up and maintain vendor records in the accounting system, ensuring information is accurate.
  • Reconcile vendor statements and proactively address any outstanding issues.

Month-End Close & Reporting

  • Perform month-end closing activities related to AP, including accruals for outstanding invoices.
  • Reconcile the AP sub-ledger to the general ledger and prepare relevant account reconciliations.
  • Assist in generating AP aging reports and other financial reports for management review.

Transformation & Project Work

  • Assist in the project of AP Module UAT and Implementation
  • Continuous Improvement: Proactively identify ongoing opportunities for process improvement, automation, and digitization within the AP function.

Requirements:
